How KCC Gave a New Meaning to Shopping Mall Design

Introduction


Kandy City Center, also known as KCC is the most well-known multi-use shopping complexes in Kandy. Beside well-known recognition as a high quality multipurpose complex, there is another lesser understood aspect which makes it a pioneering facility.


Why are shopping malls disappearing in many countries?


In many developed countries like those in North America, traditional shopping malls are disappearing as cities rethink how space should be used. Most malls are designed to be accessed mainly by cars, with wide roads, large parking lots, and little attention to walking or public transport. This car-oriented design weakens the urban fabric by creating isolated spaces that disconnect people from the rest of the city. Instead of adding to the life of streets and public spaces, these malls often act as closed-off islands, making cities less walkable, less social, and less sustainable.


How is KCC Different?


However, the location, planning, and design of KCC makes it stand out from contemporary shopping malls due to following reasons.


Well integrated into the Pedestrian Roam

The complex has four main access points, all of which are directly connected to sidewalks, while three of these entrances are exclusively for pedestrians, encouraging access by foot which helps to reduce traffic congestion (Figure 2 & 3). Most importantly, pedestrian-friendly access ensures inclusivity, welcoming people regardless of how they travel.

Architectural Design

Most shopping malls do not integrate well with their surrounding urban environment.

However, KCC takes a different approach. The complex features multiple roofs, all shaped in the traditional Kandyan architectural style and paved with natural clay tiles. This thoughtful design choice contributes positively to the Kandy cityscape, blending the mall into its cultural and architectural context. (figure 1)


Public Space: Indoor and Rooftop Terrace

Thanks to its convenient accessibility and the range of multipurpose activities offered in a comfortable, air-conditioned setting, the complex serves as a high-quality public space for visitors to the city. Additionally, the rooftop terrace (Figure XX), which is directly accessible from the Kandy Lake Round, the city's most cherished public space, provides Kandy with an appealing new public square and a center for activity.
